Don't be the victim of a chimney cleaning scam

In New England many people have oil heat, which means summer is the time to schedule the free system cleaning that most oil companies include with any paid service contract.  It's also likely that you might be thinking about having your chimney cleaned to get your home ready for the heating season ahead.

Always check the reputation of a chimney cleaner at www.ct.bbb.org before hiring them for work.  Many oil companies are starting to offer this service as well.  If you're happy with your current provider, it's worth inquiring about having them do it for you. 

 

1.9% Financing For New Construction in Monroe

The savvy buyers today are requiring value in their purchase, there is not way around it.  Go online and take a look at all the homes priced from 500k - 700K especially under 600K www.cthomehunter.com and than take a look at this one and compare www.61Millbrook.com.  Oh and by the way it is a new construction with a one year warranty.  Also, the big kicker is Grosso and Son Builders is offering a special 1.9% financing on the home for qualified buyers.  Compared to the average interest rate the buyer will be saving thousands of dollars per year in payments to the bank's interest.

Trumbull ranked in top 100 towns for families in the U.S.

Once again the town of Trumbull makes the list of Money Magazines Top 100 places for families to live in the U.S.  Trumbull ranked 77th on the list out of 2,466 towns.  Back in 2007 Trumbull was listed as high as 68th on the same list.  The online edition of Trumbull Times has the local article and the full magazine article is within the latest edition of Money Magazine that is on the shelves now.

 "Louisville, Colo. topped the list, with its mix of affordable housing, low taxes, historic downtown and proximity to the recreational resorts that dot the Rocky Mountains. Tolland, at #27, was the highest ranked town in Connecticut. Somers (55), Simsbury (57), Cheshire (72), and East Lyme (75) also made the list. Connecticut, with six towns ranked in the Top 100, shared top honors with Massachusetts, Ohio and Texas."

I have been in the real estate business for quite awhile now and 30 Balsam Circle is located in the nicest family neighborhood that I have come across.  The home speaks for itself with it's location, top shelf amenities and builder's upgrades along with the open space plan and custom craftsmanship throughout.  The home has everything you would want and expect in a high level type home, but the neighborhood cannot be duplicated.  There is something to be said about a location of a nice home.  A good builder can create a nice interior and exterior of a home, but the location can mean more and in some cases mean everything to the buyer/homeowner.

4 home staging Tips To Attract Buyers

1. The furniture needs to be clean.  Furniture should pass the 'white glove' test, and mirrors and windows should be spot free.

2. The bed linens should be fresh and luxurious to the eye.  Maybe just a new duvet cover with matching pillow shams propped up will do the trick.  You can also add some contrast with a smaller pillow in the center.

3. The color choices should be neutral and should match.  Try to match the bedding colors with something else in the room like the paint trim or a small rug on the floor.

4. Remove any exercise equipment and de-clutter the closets.  People often move because they want MORE space.  In general, you can remove anything that does not need to be in the master bedroom.  Where do you put all the items you took from the closet?  Try using plastic storage containers that will slide under the bed and out of site.  If there is left over space in your closets they will think that all their clothes and other items will fit!

The bedroom is a personal space for the buyer.  Creating a great bedroom isn't just about the furniture, but it's about turning an ordinary bedroom into a place that will comfort a buyer to escape from the rest of the world.  So spend a little time and energy to really look at the bedroom from a buyer's eye and your house will sell faster.”
